Should You Replace Your Roof Before Going Solar?

Here is the math nobody runs before signing a solar contract: the panels going on your roof are warrantied for 25 years. The average Arizona shingle roof lasts 15–25; tile underlayment commonly 20–30 in our heat. If the roof gives out at year 12, every panel comes off and goes back on — a full detach & reset — in the middle of the system’s life. We know, because that project is our entire company.

How to tell if your roof is solar-ready

• Age is the headline. A shingle roof past year 10, or tile underlayment past year 15, deserves a hard look before you bolt 25-year equipment through it.
• Look for the warning signs: curling or missing shingles, cracked or slipped tiles, granules in the gutters, staining on interior ceilings, daylight in the attic.
• Get a roofer’s opinion, not a solar salesperson’s. The installer’s incentive is to install. A roofing contractor will tell you what the roof has left in it.

How long Arizona roofs actually last under solar

• Asphalt shingle: 15–25 years here — our sun ages shingle faster than the national brochures admit. Panels shading part of the roof can actually protect those shingles, which makes the unshaded sections your early-warning zone.
• Concrete tile: the tiles last 50+ years, but the underlayment beneath them is the real roof, and it commonly gives out at 20–30. A “tile roof replacement” in Arizona is usually an underlayment job with the tiles reused.
• Foam / flat: recoat cycles roughly every 5–10 years, full replacement much less often — but penetrations through foam demand their own sealing discipline.

Two more planning notes. First, if a re-roof is likely within a few years and you are set on solar now, get the future detach & reset priced today so it is a known number, not a surprise. Second, if you are buying panels for a roof you do not fully trust, a roof-and-mount inspection beforehand is the cheapest second opinion in the whole project.

The cost of guessing wrong
